Choosing tiles

Which Ceiling Tiles Suit The Room?

The grid is much the same job either way — the tiles are where the decision is. What we would put where:

Standard

The everyday mineral tile. Clean, plain finish for offices, corridors and general use.

Acoustic

Absorbs sound rather than bouncing it. Worth it in open-plan offices, classrooms, salons and anywhere with hard floors.

Moisture Resistant

For kitchens, washrooms, wet areas and anywhere humidity would make a standard tile sag.

Wipeable / Hygiene

Vinyl-faced tiles that can be cleaned down. Common in food preparation areas, clinics and treatment rooms.

Tell us what happens in the room and we will tell you which tile it needs. Fire performance requirements vary by building and use, so that gets checked before anything is ordered.

Not always a full ceiling

Tile Replacement & Ceiling Repairs

A lot of what we get called out for is not a new ceiling at all — it is a handful of tiles that have been stained, sagged or knocked out and never put back properly.

Water-stained tiles

Usually from a leak above. We replace the tiles, but get the leak sorted first or the new ones stain too.

Sagging or broken tiles

Age, damp or damage from work above. Individual tiles swap out without disturbing the rest of the ceiling.

Grid repairs

Damaged or sagging grid sections re-levelled or replaced, including after lighting or air conditioning has been altered.

How it goes in

How A Suspended Ceiling Is Installed

A straightforward room goes in quickly — the setting out at the start is what decides whether the finished grid looks right.

Questions we get asked

Suspended Ceiling FAQs

Fifty years of ceilings in Essex means we have heard most of these on the doorstep.

How much height do I lose?

Enough to clear whatever is above it — services, ductwork, lighting and the depth of the fittings all come into it. In a room with a low ceiling to start with, tell us at quote stage and we will set it as tight as the services allow.

Can you fit lights into it?

Yes. Recessed light panels and downlights sit within the grid, and we set the grid out so they land where you want them. The electrical connection itself is for an electrician, and we work in alongside them.

Can you replace just a few damaged tiles?

Yes, and it is often all that is needed. Matching tiles into an older ceiling is not always exact — tiles discolour with age, so new ones can look brighter than their neighbours for a while.

Why do my tiles keep staining?

Almost always water from above — a leak, a failing flat roof or condensation on pipework. Replacing tiles without fixing the source just means doing it again. We will tell you what we can see above the grid when we look.

Will it make the room quieter?

Acoustic tiles noticeably cut echo and reverberation, which is the usual complaint in offices, classrooms and rooms with hard floors. They help less with noise coming through from the floor above, which is a different problem.

Can it go in a bathroom or kitchen?

Yes, with the right tile. Moisture-resistant or vinyl-faced tiles are used where humidity would make a standard mineral tile sag or discolour.

How long does it take?

A single office or shop unit is often a day or two. Larger areas depend on the size and how much is going on above the grid. We can usually work around a business staying open, out of hours if it suits better.

Do you cover areas outside Basildon?

Yes. We regularly work across Billericay, Wickford, Benfleet, Rayleigh, Laindon, Pitsea, Brentwood, Chelmsford and Southend-on-Sea. If you are further out, call and ask.

Often Carried Out Alongside

Suspended ceilings are usually one part of a fit-out or refurbishment. These are the services most often booked with them.
