Textured coatings applied in the UK before 2000 can contain small amounts of asbestos. Left alone and in good condition, that artex is not considered a risk. The risk comes from disturbing it — sanding, scraping, drilling or removing it releases fibres.
Because of that, we do not sand or remove textured coatings that may contain asbestos. If we suspect it on a job, we will tell you and recommend having a sample tested by a qualified surveyor first. Where removal is needed and asbestos is confirmed, that work is for a licensed asbestos contractor, not a plasterer.
There is usually a simpler route. Sound artex can often be overboarded or skimmed over without disturbing it at all, giving you a flat, modern ceiling and leaving the original coating sealed underneath. That is the option most customers in Basildon end up taking.

Can you repair a damaged patch of artex?
Yes, and it is usually the cheapest option. We patch the damaged area and work the pattern back in by hand to match the surrounding ceiling. An exact match is not always possible on very old or unusual patterns, but in most rooms the repair is not noticeable once painted.
Can artex be skimmed over to make a flat ceiling?
Yes. Skimming over is the most common request we get on artex ceilings now. The texture is sealed and a smooth plaster finish goes over the top, leaving you a flat modern ceiling without removing anything. Very heavy textures may need overboarding first.
Does my artex contain asbestos?
It might if it was applied before 2000. There is no way to tell by looking — it needs a sample tested by a qualified surveyor. If asbestos is present and the coating is in good condition, leaving it undisturbed and covering it is usually the sensible route. We do not sand or remove coatings that may contain asbestos.
Can you match my existing pattern?
In most cases yes. Swirl, scroll, broken leather and stipple are all patterns we work with regularly. Bring us a photo when you call and we will tell you honestly whether it can be matched or whether the whole ceiling would look better redone.
How long does an artex ceiling take?
A single room is typically a day, including preparation. Repairs to a small area are usually quicker. Skimming over an artex ceiling takes a little longer because of the drying time between coats.
Can artex be painted?
Yes, once it is fully dry. Emulsion goes over it fine, though a textured surface takes more paint than a flat one. We can arrange the decorating alongside if you want the room finished in one go.
Do you do walls as well as ceilings?
Yes. Most artex work is ceilings, but textured wall finishes and repairs to existing artex walls are both jobs we take on.
